Top Ten Tips To Stage A Home For Sale

1) Thoroughly clean the house, yes windows too. Bathrooms and kitchens must be sparkling clean. This shows pride in ownership.

2) Organize your closets, turn all the shirts in the same direction and line up your shoes. This makes the space appear larger and more functional. To create more room consider putting unused seasonal items in storage.

3) Arrange kitchen cabinets so everything looks neat and uniform. People will be looking around and neatly stacked dishes and coffee cups show the cabinets in their organized best.

4) Remove all family photos, collectibles, certificates and personal items. You want the buyer to see the house as theirs not yours.

5) Paint the rooms in a neutral color palate. This will appeal to a larger percentage of buyers.

6) Take the guesswork out of each room. Return the office space or den into the bedroom it was meant to be, restore the playroom to it original use as a dining room. If you don't have it, renting furniture will help define the room for the buyer.

7) Make all those small repairs that you have been putting off. A crack in the wall, a loose floorboard; these little changes will pay off in the end.

8) Lighting is very important to showcase the home, replace old and broken fixtures. Schedule the open house during the time of day when your home gets the best light.
